New Construction Listing Program
This Proposal to Engage outlines the services provided by Palm Life Realty LLC (“Palm Life”) for listing, selling, and managing new construction developments in partnership with approved builders. Our objective is to maximize property value by providing comprehensive listing, financial structuring, and development management.
Scope of Services
Palm Life will provide the following:
Market Assessment
Detailed analysis of the property’s market potential, including land valuation, development opportunities, and target net proceeds.
Net Listing Agreement to be signed. Once signed Palm Life will begin assembling the development team and create necessary listing media, assets and other materials required to list the property for sale.
Land Sale & Development Coordination: Facilitation of the land sale and partnership with qualified builders, with Palm Life overseeing development to maximize return on investment.
Financial Structuring: Utilizing our Profit Calculator, we provide clear financial projections and profit-sharing terms to ensure transparency.
Strategic Marketing: Development and execution of a targeted marketing strategy to attract potential buyers for the new construction.
Palm Life Compensation
Land Sale Commission: 10% of the total land sale value.
Profit Sharing: Owner/Seller, Palm Life and approved builder will receive 1/3 each of the net profits generated from the sale of the new construction home, after deducting land value and construction costs.
Exclusivity Agreement: The Client agrees NOT TO SELL, LIST, or otherwise encumber the property with another agent or entity for a period of 15 from the date of signing this Proposal to Engage. This period allows Palm Life to invest necessary time and resources to prepare a comprehensive Net Listing Agreement, evaluate the property, and secure builder partnerships. This exclusivity ensures Palm Life’s commitment to your property and protects both parties during the listing process.
Profit Calculation & Distribution
Definition of Profit: “Profit” is defined as the total revenue from the sale of the new construction, minus land value and construction costs
Distribution Schedule: Profit distributions will occur within 15 days of the sale closure and be split per the terms outlined above.Escrow: All sale-related funds will be held in escrow to ensure transparent distribution and compliance.
Affiliated Business Disclosure: Palm Life maintains relationships with various professionals, including builders, title companies, lenders, inspectors, surveyors, architects, engineers, and real estate entities. Palm Life may be compensated for referrals and will disclose any affiliations specific to each project.
Acknowledgment and Acceptance
By signing below, the Client acknowledges and agrees to the terms outlined in this Proposal to Engage, including the time-bound exclusivity provision, and consents to Palm Life’s role in facilitating this real estate development transaction.
